Sandpoint Realty LLC ("Sandpoint Realty," "we," "us," or "our") operates sandpointrealtyidaho.com. This policy explains what information we collect, why we collect it, and what we do and do not do with it.
We are a real estate brokerage, not a data company. We collect information so we can help you buy or sell property. We do not sell your information.
Information we collect
Information you give us
When you fill out a form, request information about a property, sign up for listing alerts, or contact us, we may collect:
- Name
- Email address
- Phone number, including mobile number
- Mailing or property address
- Property preferences, price range, and search criteria
- Anything else you choose to tell us in a message or form
Information collected automatically
Like most websites, ours collects some technical information automatically, which may include IP address, browser type, device type, pages visited, and referring website. This is used to keep the site working and to understand which pages are useful.
Rain, verify this section. List the actual analytics and tracking tools running on the site. Common ones: Google Analytics, Google Tag Manager, Meta Pixel, Buying Buddy IDX tracking, Go High Level tracking. Naming them specifically is better than a vague statement, and some state privacy laws require it. Replace this box with the real list.
Cookies
Our site uses cookies and similar technologies to remember your preferences, keep you signed in to property search features, and measure site usage. Most browsers let you refuse or delete cookies. Some features of the property search may not work correctly if you disable them.
Mobile information and SMS text messaging
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
If you give us your mobile number and consent to receive text messages, we use it only to communicate with you about real estate matters: property information you asked about, showing and appointment scheduling, transaction updates, and, if you opted in, listing alerts and market updates.
Your consent to receive text messages is never sold, rented, shared, or transferred to any third party for that party's own marketing purposes. It stays with us.

How we use your information
- To answer your questions and respond to your requests
- To send property information, listings, and search results you asked for
- To schedule showings, appointments, and closings
- To provide real estate brokerage services in an active transaction
- To send market updates or newsletters, if you opted in
- To meet our legal, licensing, and recordkeeping obligations as an Idaho real estate brokerage
Who we share information with, and who we do not
We do not sell your personal information. We do not share your mobile number or SMS consent with third parties for their marketing purposes.
In the normal course of a real estate transaction, we may need to share your information with people working on your behalf or on the transaction. That can include:
- Title and escrow companies
- Lenders and mortgage brokers, when you have engaged one
- Home inspectors, appraisers, surveyors, and other inspectors you hire
- The other party's broker or agent, as required to negotiate and close
- Our multiple listing service, as required by MLS rules
- Our transaction management, email, and CRM service providers, who are contractually limited to working on our behalf
We may also disclose information where required by law, court order, subpoena, or a lawful request from a government or regulatory body, including the Idaho Real Estate Commission.
How long we keep information
Idaho requires real estate brokerages to retain transaction records for a set period. We keep transaction files for at least that long. Inquiry and marketing information is kept until you ask us to remove it or it is no longer useful.
Your choices
- Email: Use the unsubscribe link in any marketing email.
- Text messages: Reply STOP to any message.
- Access, correction, or deletion: Contact us using the details below and tell us what you want changed or removed. We may need to keep records we are legally required to retain.
Security
We take reasonable steps to protect the information we hold. No website or email system is perfectly secure, so please do not send Social Security numbers, bank account numbers, or wiring instructions by unsecured email.
A note worth reading: Wire fraud in real estate is real and it is expensive. We will never email you wiring instructions or a last-minute change to them. If you receive any such email appearing to come from us, your lender, or your title company, stop and call the office directly at a number you already have before sending any money.
Children
This site is not directed to children under 13 and we do not knowingly collect information from them.
Changes to this policy
If we change this policy, we will post the revised version here with a new "last updated" date.
